Rules & Regulations for Colony Courts 2

Pets Policy

All pets must be kept on leash; please pick up after them. The pet station near the mailboxes with bags is for your use. Please dispose of your pets' waste properly.

Bulk Pick-up

Bulk pickup is every Friday. Please do not put your bulk items out before Thursday evening after 5pm. Bulk pickup is not for construction remodeling debris. 

Maintenance

Keep home in good repair; no broken windows, screens, stucco, etc. Each Owner is responsible for maintaining all portions of his property, including the roof, floor slab, lawn and utility lines located upon his Lot. In addition, each Owner shall be responsible for paying the costs of his own electricity, water and sewer usage.    

Each Unit Owner is required to maintain the rear yard of their Lot, lighting on his/her Lot, Unit or Condominium Unit, and the Limited Common Open Space connected to said Lot or Condominium Unit. The maintenance of a rear yard and Limited Common Open Space, to be main­tained by the Unit Owner or Condominium Unit Owner, includes, but is not be limited to, mowing, edging of the grass, trimming of the hedges and trees, irrigation and fertilization.  As set forth in Section 6 of Article V,  a Special Assessment may be levied against each Unit at such time as the Association requires that the exterior walls of the Units & Condominium Units/ Buildings be painted.

Vehicles

  • Automobile must have current tags. Unregistered vehicles will be towed at the owner’s expense.
  • No commercial vehicles are allowed on property overnight. Company vehicles with signs or wrapped with marketing messages must be covered up at night. Magnetic signs of any kind (business/political/etc) can be reversed as a simple solution; others will require a car cover if they remain onsite.  
  • No ON-PROPERTY major car repairs

Personal Property

No storage, bicycles, toys, or debris on the sides of houses or in between houses.No articles of personal property of Owners shall be placed on any portion of the Project lands unless such articles are being used by Owners in accordance with the terms and conditions of this Declaration and any rules and regulations promulgated from time to time by the Board.  

Disturbance

No owner shall make or permit any disturbing noises on any Lot or in any Unit or Condominium Unit or do or permit anything to be done therein which will interfere with the rights, comforts or conveniences of other owners.  

Parking

One (1) Reserved Parking Space per unit additional cars use guest parking spots. Find out location from your Seller/Landlord which spot is yours. You can also obtain this information from J&L Property Management. 

Speed Limit

Speed Limit in community is 15 mph.

Pool

Pool rules and times are posted at the pool area. The pool closes at sunset every night. Get Pool Key from current owner. These are Medeco Secure Keys; Additional Keys can be purchased for $50 (currently) from the management company.

Selling & Leasing

All new tenants & buyers must submit an application to the HOA for approval. Upon approval each must attend a brief screening meeting prior to moving in. Inspections are being conducted by the Property Mgr. to identify major repairs to include in Estoppel letters to ensure our community remains in good repair.

Architectural Changes

  • No planting anything 3' outside of your home {or whatever your survey dictates). No planting large trees within 3' of house.
  • No building, fence, wall or other structure shall be commenced, erected or maintained upon the Project, nor shall any exterior addition or change or alteration therein, including a change of the building exterior paint color, be made within the Project  until the plans and specifi-cations showing the nature, kind, shape, height, materials and location of the same shall have been submitted to and approved in writing as to the harmony of external design and location in relation to the surrounding structures and topography by the Board, or by an architectural  control committee composed of three (3) or more representatives appointed by the Board  (11Committee"). 
  • You can find the ARB form in the documents section or on J&L's website. Work cannot be started until you receive a signed copy of the approved ARB form.
